An apartment walkthrough is one of the final things a tenant must do before signing a lease agreement. It’s very important to make a checklist before doing this inspection with your landlord or property manager.

The apartment walkthrough/inspection is one of the most important steps to take prior to signing a lease agreement. During this quick process, you will walk through the apartment with a landlord or property manager. You both will check the condition of everything within the apartment, ultimately determining if there are any issues to be fixed before you move in.

Identifying these issues now helps you avoid fees for damages you may have seen before signing the lease. Use the apartment walkthrough checklist below to identify any issues and hopefully get your full security deposit back upon move out.

Checklist For Apartment Walkthrough

Bring your phone or something to write on for this walkthrough. Pay close attention to the following items during this inspection.

Bathroom(s)

❒ Turn on the shower to check the water pressure and ensure there are no leaks.

❒ Does the sink drain well?

❒ Does the sink leak at all?

❒ Flush the toilet to make sure there are no issues.

❒ Are there cracked tiles anywhere?

Kitchen Area

❒ Open the fridge and freezer to make sure they are clean and cold.

❒ Is the interior/exterior of the dishwasher clean?

❒ Is the interior/exterior of the oven clean?

❒ Does the kitchen sink leak?

❒ Does the sink drain properly?

❒ Does the garbage disposal work?

❒ Are there any marks on the kitchen countertops?

Security

❒ Do all locks works on the doors and windows?

❒ Test the smoke and carbon monoxide detectors to see if they are working.

❒ Make sure the existing security system is functioning properly, if applicable.

Miscellaneous

❒ Check to see if each and every outlet works.

❒ Open and close each door.

❒ Test all windows and screens to see if they open and close properly.

❒ Thoroughly check the carpeting for any stains or tears.

❒ Look at all walls for chips or stains.

What To Do Post-Walkthrough

Once the walkthrough has been completed, you should discuss any concerns you have with your landlord or property manager. Compile your notes and pictures taken in an email sent to the landlord/property manager. Make sure he or she lets you know how these issues will be addressed before your agreed upon move-in date.
